How much should you spend on fix-up before selling your house? This is the question asked the most by the home sellers. Often, they do not want to go through the hassle of cleaning up the house and making repairs or cosmetic updates. It is inconvenient at the least, not to mention the labor and capital involved. They ask because they hope for a magical answer… that their homes will sell for top dollars, no work required.

If I tell you this, I’ll be lying. However, I can promise your home will fetch top dollar by adding two words – no work required “by you.” 

When it comes to pricing your house for sale, the number is always a moving target, depending on who the right buyer for your house is. Very few owner-occupant buyers have the cash to fix up a house after spending a fortune to make the biggest purchase in their life. This is why they are willing to pay top prices. You also have investors and flippers… the worse-off the house is cosmetically the better, since it gives them a bigger margin to work with.
