At Reliance First Realty, we believe that a luxury home is defined by more than its price tag. A luxury home is one that contributes to your well-being and saves your time. In the age of COVID, this extends to improving your health and social life as well. As we spend more time indoors, the home is truly becoming a platform that supports every facet of our lives.

Here is a list of the luxury trends we predict for 2021:

  1. Functionality over ornamentation – With the advent of COVID, working from home went from being the exception to the norm, and this trend is expected to continue. The fact that you’re in your house doesn't mean that your workspace should be any less professional. Designs must facilitate organization, enhance productivity, and inspire creativity. Moreover these spaces must be functional, allowing you to do all the work you need to while delivering to your fullest potential.

  2. Emphasis on environmental health and safety – As air quality becomes a greater concern and we spend more time in our homes, features such as an air or water purification system, like an ionizing HVAC with ozone generator and HEPA filter can greatly improve our quality of life.

  3. High security amenities – Smart home technology has taken off in recent years, and that includes smart home security that links camera doorbell, keyless or touchless entry, smart intercoms, and security monitoring.

  4. Private amenities – Home spas and gyms have been popular during Covid, as public alternatives became less accessible. We expect this trend to continue through the year. Homes will contain fewer big rooms but more private separate rooms that serve more specific functions.

  5. Livable outdoor space – An enclosed backyard complete with pool, garden, sports court and sitting area is becoming more common as people turn to their home to fulfill their outdoor needs as well.

  6. Customization  –  One of the most popular trends of 2021 is customization. Architects and designers are furnishing their homes with Ikea products and then improving these furnishings with custom doors, drawer fronts and panels from companies like Reform, Semihandmade and Kokeena, achieving a premium aesthetic at an approachable price-point.

  7. Walkability – As we spend more time at home, the inconvenience or advantage of our home location becomes more apparent. Proximity to local amenities and neighborhood walkability is quickly becoming a luxury selling point.

  8. Nostalgia – One of 2020’s design trends was combining modern day designs with retro elements. Just like mid-century modern never goes away, this design trend, whether you call it granny- chic or vintage, will continue into 2021.

  9. Authenticity and humanization – New luxury looks demand substance on top of cosmetic appearance, as more than ever, our home is closely entwined with our existences. As we spend more time at home, the more our home must authentically reflect our lifestyles to be truly functional. We find Etsy.com to be one of the best places to shop personalized, handmade designs.

  10. Smart home features – As smart home technology becomes more affordable and widespread, bringing your home into 2021 starts with infrastructure for superior Wi-Fi coverage and internet connectivity for all your electronics and future smart home technology.  Smart home additions could include premium CAT6 wiring, smart lighting, switches, window coverings, climate control, voice control, locks, security, and appliances.

  11. Master-planned communities – In a time of relative isolation, master planned communities provide  both connectivity and wide open space. Here is a list of the top 10 master-planned communities in the Phoenix Metro area.
