Though not a requirement, having an agent representing you when buying a home from a new home builder is just as important as when you purchase a resale home. A savvy homebuyer knows and values what a buyer agent does besides opening doors to show houses.

A buyer agent researches the floor plans and features for you before setting up appointments with the builders to see the community and model homes. In addition to negotiating builder incentives, rebates and financing options, she recommends and coordinates home inspections at different stages of construction. She ensures that you receive all disclosure documents and explains the provisions in the builder’s contract, including warranties, earnest money, appraisal gap, and specific performance by both parties. Because the sales representatives represent the builder, they may not give you the best advice on your potential purchase. 

The builder’s agent will not stick around when the deal is closed but yours will. She can help you negotiate the repairs for any warrantied items or advise you on options in case of a dispute.
