Buyers were able to lock in on a spec home at a bargain price, because we prepared a well-documented listing package to support our clients’ pre-qualification. They also chose to work with the builder’s preferred lender in order to take advantage of the incentive after we successfully negotiated for the lender to match the ‘best available price’ we found. However, the day before closing, upon reviewing the estimated settlement statement, we realized the lender structured the loan in a way that they used the incentive to pay themselves the original fees, instead of helping buyers benefit from the full amount. Our brokerage intervened and got all the way to their VP. The lender eventually did the right thing. Buyers also get a free anniversary home inspection from us. Buyers who take advantage of the perk are able to hold the builder accountable to make warranted repairs even after they have closed on the purchase for almost a year.
