The goal of this short sale was to get the bank to pay relocation assistance to the seller from the sales proceed; therefore, I treated it as any normal sale. To attract teh best buyer, we obtained the short sale approval from the bank in order to shorten the time for the final approval. The approved price was $210K. Then, I de-cluttered and staged the house so it was ready for my best photographer. We started a “coming soon” advertising campaign with these fabulous photos. The labor paid off. The house was sold for above the asking price over a weekend. We were able to document the additional effort by the sellers and negotiated the bank to pay for the costs of relocation.
